The contemporary community, situated at the foot of the Sandia Mountains near Albuquerque, is filled with adobe homes and all-natural sagebrush and cactus landscaping. It has spectacular city and mountain views and some of the cleanest air in the country. Sixty-five percent of residents have graduate degrees, due to the high concentration of defense related federal laboratories in the area. The property tax rate is just 7%”. History of Sandia Heights

Sandia Heights is a unique southwest neighborhood covering 1,600 acres in the foothills of the Sandia Mountains. The community was started in 1965 and developed by the Sandia Peak Tram Company. The community has a colorful history highlighting a respect for individuality and a commitment to the preservation of the wildlife and native vegetation. There are currently about 2,200 homes, with a population of approximately 5,200.  Sandia Heights is divided into 36 residential subdivisions (units). At full build-out, it is projected that Sandia Heights will have some 2,400 homes and a population of about 6,000. Sandia Heights was developed by Sandia Peak Tram Company.


 

The land was purchased “piecemeal” over a long period of time and evolved into a unique neighborhood and one of the best quality of life  neighborhoods in the Albuquerque area. Sandia Heights offers the benefits of country living with the added benefit of close proximity and access to city living and shopping. Sandia Heights Home Owners Association (SHHA)

The SHHA began in 1972 with a small group of residents who were interested in preserving the unique character and quality of life of the area. The SHHA's responsibilities include monitoring, enforcing and coordinating with the city, county and state governmental agencies on matters impacting Sandia Heights such as zoning, utilities, roadways, etc. SHHA membership is voluntary and the dues are reasonable.
